Growing Resale Landed Activity in February

Landed home resale activity in February picked up after a slower start in January due to the seasonal lull where many buyers and vendors were away during the festive period. Based on URA Realis caveat data, about 140 landed homes were transacted on the resale market in February 2025; the combined transaction value came up to $748 million - compared to January (136 deals valued at $797 million). Upon an analysis of each transaction and their respective gains, most landed deals were profitable.

There was a bigger proportion of higher priced landed homes being sold compared with the previous month amidst a pickup in activity. Based on URA Realis caveat data, about 45% of resale landed homes sold in February were priced at $5 million and above, compared with about 41.2% in January. Meanwhile, 55% of the resale landed transactions were priced at below $5 million in February- edging up against the 58.8% proportion in the previous month.

Landed home resale prices in February 2025 expanded, growing by 2.7% month-on-month (MOM) to $1,910 psf; prices were up by 13.6% compared to a year before. The month-on-month growth in resale landed prices was supported by an expansion in prices of terrace homes and city fringe landed homes (RCR) which grew by 10.5% MOM and 20.9% MOM respectively (see table 1 below).

Top landed transaction with highest gains (Detached)

The top performing detached home transaction was for a bungalow along Crichton Close in District 19 (Serangoon) that was sold for $7.88 million, up by about $4.19 million from the last caveat lodged in February 2021 - this reflects an eye-popping annualised profit of 20.8% after a short holding period of about 3 years. The detached home is situated within the Serangoon Gardens landed estate. It is situated beside the CHIJ Our Lady of Good Counsel school and about a 15 minutes' walk to the Lorong Chuan MRT station on the Circle Line.

Top landed transaction with highest gains (Semi-Detached)

The best-performing semi-detached transaction was for the sale of a semi-detached property in Jervois Lane in Tanglin (District 3). It was sold for $8.8 million in February, with its last caveat being lodged in October 2000. The sale price is up by a whopping $6.34 million from the previous caveated price, representing an annualised gain of 5.4% per year over nearly 25 years. The freehold property is situated just minutes' walk away to Redhill MRT station on the East-West Line which takes commuters to the city centre in less than 30 minutes.

Top landed transaction with highest gains (Terrace House)

The best-performing terrace home transaction was for a terrace house along Huddington Avenue in the Serangoon Gardens landed estate (District 19). The 999-year leasehold property was sold for about $4.15 million, reflecting an estimated gain of some $3.4 million, representing an annualised gain of 9.7% per year from its last caveat lodged in August 2006, with a holding period of nearly 18 years. The property is located just a 5-minute walk to the Serangoon Gardens commercial centre.
